Should I meet with a lender before I find a home? THAT'S THE BIG QUESTION. We do not believe that home buyers should visit with lenders before meeting with our agent. WHAT?? We know that everything you read tells you to "Get Pre qualified or Pre approved" before looking at homes. We disagree. Any good real estate agent can pre-qualify a buyer. It's simply a matter of arithmetic. However, what we see so often is that buyers meet with lenders, get pre-qualified and then find the home that they want to buy. Unfortunately, at this point, you are not in a position to do the things that we do when our buyers find their home:
- Compare rates with several montage lenders.
- Compare lender fees.
- Compare loan types between lenders.
Buyers often pay much more for a loan or end up with a higher than necessary interest rate because they are "committed to a lender". Unfortunately, some lenders take advantage of inexperienced buyers and charge more than market rates and fees because they believe that they have that buyer "sold". We'll shop that loan for you. It's true that you will need a "PRELIMINARY LENDER'S LETTER" to submit an offer on a home. However, that should not lock you in to a particular lender. We can obtain a lenders letter at any time for our buyers. Then when you have a contract, we'll shop those rates and fees for you.
Also, if you are shopping for a new home, you will want to compare the builder's preferred lender's rates and fees with outside lenders. It is often advantageous to use the builder's lender in exchange for substantial closing cost assistance. We'll help you make all of the comparisons.
